From the windows of the apartment, there is a breathtaking view of the untouched Tuscan landscape!
The apartment features fast and unlimited Wi-Fi. All windows are equipped with traditional wooden shutters and mosquito nets. For winter stays, heating is provided via a gas circulation system with radiators. During warmer periods, a new air conditioning system cools the living room and the master bedroom.
Free public parking is located approximately 100 meters from the apartment. If necessary, you can stop in front of the house for loading and unloading luggage.

About the town, Peccioli:
Located about 40 km south of Pisa, it is a charming town of 5,000 residents. In 2024, it won the "Most Beautiful Small Town" (Borgo dei Borghi) competition, a title the locals are very proud of. The historic center (centro storico) is situated on a typical Tuscan hilltop: in one direction, you can see towards Pisa, while the other offers a magnificent view of the untouched Tuscan hills. The town is unique because, alongside its medieval walls, church, and historic buildings, modern and contemporary artworks are displayed everywhere. A few years ago, a huge, modern panoramic terrace was built, which naturally overlooks the Tuscan landscape – it is even visible from the apartment windows. What we love most is that everything you need is just a few minutes' walk from the apartment: a small grocery store, greengrocer, cafes, bars, an ice cream parlor, a market every Tuesday, a pastry shop, a pizzeria, and traditional Tuscan restaurants... Staying with us, the following cities are within a 30-to-60-minute drive:
Pisa, Lucca, Viareggio, Florence, Siena, Volterra, San Gimignano, Lajatico, Livorno.
The sea is about 45-50 minutes away by car.

The minimum rate for up to two guests is 120 Euro per night, with each additional person costing an extra 10 Euro. This means the price is 130 Euro for three people, 140 for four, 150 for five, and 160 for six. The minimum stay is 4 nights, while during the high season in June, July, and August, the minimum stay is one week. Children under 5 years old stay for free. Reservations are confirmed upon the payment of a 30% deposit via cash or bank transfer, and the remaining balance must be paid one week before arrival. In case of cancellation, if the apartment can be re-rented to other guests for the given period, the amount already paid can be used for a future stay at another time. A fee of 60 Euro per apartment applies in all cases for final cleaning, towels, and bed linen.
